The LTR visa: Thailand's 10-year residence

The Long-Term Resident (LTR) visa is run by the Board of Investment (BOI) for four groups of people Thailand wants to attract. It is the strongest long-stay option for executives, investors and well-paid remote professionals: up to ten years, work rights, and reporting once a year instead of every 90 days.

How to apply

  1. Apply online to the BOI for eligibility endorsement, with your documents.
  2. Receive the result, usually within about 20 working days of a complete file.
  3. Get the visa within 60 days of endorsement at a Thai embassy abroad or the one-stop service centre in Bangkok, and pay the ฿50,000 fee.

LTR and property

For wealthy global citizens and pensioners, a Bangkok home can form part of the Thailand investment. Buy it the right way: freehold units need foreign quota and funds brought in from abroad with the bank's remittance certificate, and the BOI will want to see the registered title and proof of payment.
