Pet allowed does not mean pet-friendly

"Pets allowed" on a listing only tells you that a pet may live in the unit. It does not tell you whether your dog can cross the lobby, walk in the garden or use a pet lift. Bangkok listings use the same few words for very different rules. For a cat that never leaves the flat, the difference hardly matters. For a dog that needs two walks a day, it decides whether the building works at all. The quickest way to tell is to ask one question: where may my pet go outside the unit?

Based on our records and the juristic rules we have seen, checked October 2026; levels can change after an owners' meeting. Vittorio Sukhumvit 39 and ONE89 Wireless generally do not accept pets. Serviced apartments set their own fees: Bliston Suwan Park View, for example, charges a one-time pet cleaning fee of ฿5,800 and a refundable pet deposit of ฿25,000. How a mismatch happens

The word "pet-friendly" often travels from one listing to the next without anyone reading the building's regulation. A dog owner then moves into a building that only permits pets inside the unit, is reported for walking in the garden, and spends the rest of the lease carrying the dog through the corridors. The lease was fine; the expectation was not. Ten minutes with the house rules before signing prevents it.

Before you sign, ask

  1. Where may my pet walk: lobby, garden, corridors, pool deck?
  2. Which lift do pets use?
  3. Any limits on breed, size, weight or number?
  4. Which fees: entry fee, refundable deposit, annual fee? Pet fees explained.
  5. When did owners last vote on the pet rules, and is a change planned?
  6. Does this owner accept pets, in writing, in the lease?

What is the difference between pet-friendly and pet allowed?
Pet-friendly buildings let pets use most common areas and often provide pet facilities. Pet allowed buildings permit pets inside the unit only.
Is a "pet allowed" condo fine for a dog?
For a small dog that stays indoors, often yes. For a dog that needs daily walks, look for a pet-friendly building, because in a pet allowed building your dog usually has to be carried or kept in a carrier in every common area.
Can a building's pet policy change?
Yes. Co-owners can vote to change it, so check the current regulation with the juristic office before you rent or buy.
