Why it stands out

Healthcare built into the building

Residents get a wellness concierge, personal health plans, daily biometric check-ins and access to on-demand specialists, with 24-hour clinical support from BDMS. For buyers who already travel to Bangkok for medical care, or older family members living with them, this is a real difference from a normal condo.

A Capella address facing Lumpini Park

Capella runs Capella Bangkok on the river, one of the city's most awarded hotels. This is the brand's first residential project in Thailand, in a park-front position on one of Bangkok's most sought-after streets.

Facilities designed around wellbeing

Recreation floors include an infinity pool, plunge pool, spa suite and mindfulness studios, plus a residents' lounge. The building is designed to meet WELL Platinum, LEED Gold and Fitwel standards for air, light and healthy materials.

Kathy's view: the concept is unique and well backed: BDMS is Thailand's largest private hospital group. Before buying, ask three things in writing: the tenure (Langsuan has many leasehold plots), which health services are included in the common fee and which are paid separately, and how residents share the complex with clinic and retail visitors. Wellness programmes have ongoing costs, so model them over 10 years, not just the purchase price.
