Why it stands out

The most recognised name on the river

Mandarin Oriental, Bangkok is one of the world's best-known hotels, and this is the brand's only residential tower in the city. Residents receive Residence Elite privileges at Mandarin Oriental hotels worldwide, a 24-hour residence concierge and VIP recognition at ICONSIAM.

Freehold, with open river views

Unlike several riverside towers, it is freehold, so foreign buyers can own outright within the 49% quota. Its position on the river bend gives wide views up and down the Chao Phraya and across to the Bangrak and Sathorn skyline.

Low density, generous layouts

146 homes over 52 floors means few neighbours per floor, private lift access and ceilings of 3.2 metres. More than 1,600 sq.m of private gardens, an infinity-edge pool and a sky lounge complete the residents-only facilities.

Kathy's view: this is the benchmark freehold branded residence on the river, and ICONSIAM gives everyday convenience few riverside addresses can match. Two things to weigh: the parking is reported to be an automated system, which means waits at busy times and long-term maintenance costs, and the common fee is among the highest in Bangkok. It suits buyers who live by the river rather than those who commute daily to Sukhumvit.
Strengths
  • Freehold and Mandarin Oriental managed.
  • River views, ICONSIAM next door.
  • 146 residences, private lifts.
  • Worldwide Mandarin Oriental privileges.
Things to consider
  • Automated parking (reported).
  • High common fee, about ฿160 per sq.m.
  • Thonburi side: longer trips to Sukhumvit and Silom by road.
  • Busy mall crowds around ICONSIAM.

Who it suits

Buyers who want the strongest hotel name in Bangkok on a freehold title, families who value river space and a mall at the door, and investors focused on prestige rather than yield. Compare: Banyan Tree Residences Riverside · Four Seasons Private Residences · luxury residences side by side.
