Luxury and branded condos in Bangkok, compared

At the top of the Bangkok market, the brochure differences are small: every building has a pool, a gym and marble. What actually changes daily life and long-term value are four things: freehold or leasehold, how close the train is, how the parking works, and what you pay every month to run the building.

1. Freehold or leasehold

Freehold (Athenee, Tonson One, 98 Wireless, SCOPE, MARQUE, Vittorio, Ritz-Carlton, InterContinental Asoke) means outright ownership, within each building's 49% foreign quota. Value follows the market and resale is easier. Leasehold (Sindhorn Kempinski, Dusit Residences, and reportedly ONE89) gives a registered right of use for up to 30 years; renewals are contractual. It needs no foreign quota, but its value runs down as the term shortens. Leasehold explained.

2. Distance to the train

Within 300 metres of a BTS station (Athenee, SCOPE, Tonson One, MARQUE, Vittorio) you can walk to work in any weather. Further out (Sindhorn Kempinski, ONE89 on the MRT) you will mostly drive or take a car, which matters more for renting and resale than many buyers expect.

3. Automated or conventional parking

Many new towers on tight central plots use automated parking, where a machine stores and returns your car. It saves space, but retrieval can take several minutes at peak hours, and if the system breaks down or the power fails, cars can be stuck until it is fixed. If you drive daily, ask how many retrieval bays there are, the typical wait at 8 am, and whether there is backup power. Conventional self-parking (Athenee, MARQUE, InterContinental Asoke) or valet (Ritz-Carlton) avoids this.

4. Common fees and running costs

Owners pay a monthly common fee per square metre, usually billed a year or six months in advance. In this tier it ranges from around ฿50 in older buildings to ฿150–160 or more in new ultra-luxury towers. On a 200 sq.m unit at ฿155, that is about ฿31,000 a month, or ฿372,000 a year, before any hotel-style services charged separately. Renters normally have this included in the rent.
