The first residences anywhere to carry the Upper House name are rising on Wireless Road (Witthayu), between the embassies and the edge of Lumpini Park. The 52-storey freehold tower has 156 large residences, from two to four bedrooms up to a penthouse of about 923 sq.m, with views over both Lumpini Park and Benjakitti Park.
Upper House is Swire Hotels' most private brand, known for its quiet, design-led hotel in Hong Kong. Here it brings that style of service to a residential tower, developed by City Realty with Swire Properties, part of the Hong Kong Swire group, which is also the largest shareholder of Cathay Pacific. The development has two towers, but they are planned almost as separate projects, each with its own entrance and its own facilities. Upper House Residences focuses on large family homes, from two bedrooms up to a penthouse of about 923 sq.m. The taller Wireless Residences starts from one-bedroom units and suits younger buyers or a first Bangkok home. Owners in the smaller tower share their lobby and amenities with 156 households, not 395.
A quieter kind of brand
Upper House is small, private and design-led, not a large hotel chain. Buyers who prefer discretion to a busy hotel lobby will find this a better fit than most branded residences. Services announced include a concierge, housekeeping, transport and residents' events, run to Upper House standards.
A strong design team
Foster + Partners is one of the world's best-known architecture firms. BAR Studio, which designs the interiors of this tower, is a Melbourne studio known for warm, residential work. Wellness spaces come from GOCO, a Bangkok-based wellness specialist.
Freehold on Wireless Road
Wireless Road is the embassy district. Much of the land around Langsuan and Ratchadamri is leasehold, so a freehold title here is useful for foreign buyers who want to own outright within the 49% quota.
