Condos near Lumpini Park and Benjakitti Park: for people who love to exercise outdoors

If your day starts with a run, a ride or a long walk, the most valuable thing about a Bangkok condo is not the gym on the 30th floor. It is how quickly you can be under the trees. Lumpini and Benjakitti are the city's two great green spaces, and they are linked by an elevated walkway. Here are the condos closest to each, and how to choose between them.

The Green Bridge between them

An elevated walkway, the Green Bridge, links Lumpini and Benjakitti along Sarasin Road and the Duang Phithak canal, so you can go from one park to the other without crossing traffic. A newly built connecting section opened on a trial basis in May 2026, from 6:00 to 18:00. Together, the two parks and the bridge make a car-free route of roughly 8–10 km, one of the best long runs in central Bangkok. Check current opening times and whether bikes are allowed before planning a ride.

Coming soon: three branded towers will face the park by around 2030: Upper House Residences on Wireless Road, Capella Residences at Sarasin–Langsuan, and SC Residences on Rama IV. Which park suits you?

Tips for choosing a park-side home

  1. Check the nearest gate, not just the distance to the park. A building 200 m from the fence can be 700 m from an entrance.
  2. Run early. From about 7 am the heat builds quickly; a short walk to the park makes a 5:30 start realistic.
  3. Plan for haze season. Air quality is usually worst from December to March, so a good indoor gym and pool still matter.
  4. Ask about bike storage and whether bikes are allowed in the lifts.
  5. Pets: dogs are generally not allowed inside the parks, so dog owners should also check walking areas around the building. See pet allowed vs pet-friendly.
  6. Low floors facing the park can hear morning crowds and events; higher floors get the view and the quiet.
